Tenant and Landlord Responsibilities

Your relationship with the landlord is extremely important in making your housing agreement work smoothly. The tenant and landlord must be responsive and respectful during the agreement.

Landlord Responsibilities

  • Provide facilities for hot water, gas, electricity, and heat
  • Maintain said facilities
  • Provide a premise that is approved for occupancy
  • Comply with town ordinances and housing codes
  • Provide for the quiet enjoyment of the premises by the tenant
  • Have smoke detectors and carbon monoxide detectors that comply with the Fire Code
  • Maintain that dwelling is free of infestation
  • Give tenant rules and regulations for the use of the domicile, consistent with applicable law and with the terms of the lease
  • Provide a certificate of inspection from the Fredonia building inspector

Tenant Responsibilities

  • Pay rent and security deposit punctually
  • Avoid damaging premises
  • Inform landlord of needed repairs
  • Avoid disturbing neighbor's environment
  • Use dwelling for residential purposes
  • Pay rent and utility bills that are tenants' responsibility
  • Use utilities in a careful manner
  • Leave apartment clean and in a similar condition at the beginning of the lease
  • Conduct themselves and guests to act in a manner that does not interfere with other tenants' peaceful enjoyment of the premises
